There is no excitement quite like starting a new project. Even though we have renovated thousands of homes, the thrill never fades. It is a predictable process. Property discovery, the initial walk that is recorded noting the impressions and possibilities, the complete inspection and measuring, building the bid and creating the design reference guide that serves as the project inspiration. I absolutely love selection of colors and materials but really get a charge from redesigning the space. The architect walk is detailed and delightful. Waiting for the plans and drawings is like a 5-year-old waiting for a birthday.
I'm always amazed once the demolition is complete and 4 full-sized dumpsters have been filled. I would imagine that some people would be nervous to see their house / investment down to the bones, but for me, I can start imagining the final product - walls are opened and new framing is about to begin. As each sub comes in, they start tagging their spaces with orange, green or blue spray paint. It is now visual for all crew members where electric, plumbing and hvac chases will be located. This is the phase we are in right now. While all of this is going on, the outside is having the entire yard regraded, scraped, hydroseeded and a retaining wall built. The privacy fence is going up and the garage has been built with a rooftop party deck. New prairie grid windows just went in. New roof went on at the very start. Gutter board fascia metal wrap is done and new aluminum 6" gutters and downspouts have been placed. All wood soffits were replaced with hidden vent vinyl soffits. The outside is looking so tight.
Now the attention will turn to the inside as we transform this 2-family brick house into a 1-family, 4 bed, 3 bath home that someone is going to just adore. I already know that this house will be hard to let go but I am excited for the family that chooses it as their home.
